Michael Dyson Associates Ltd was commissioned by Wolverhampton Homes to undertake a 100% Impressionistic visual survey and an Invasive Investigation of a representative sample of their Non-Traditional properties.
The survey work was carried out in two stages:
Stage 1: Impressionistic Surveys – An external visual inspection was undertaken on all 2,376 non-traditional properties to identify what previous works had been carried out and to get a general impression of the overall condition of the properties.
The results of the impressionistic survey were illustrated in a report and presented to Wolverhampton Homes and allowed for the number of invasive surveys required at each of the property type to be identified.
Stage 2: Invasive Survey – The invasive survey is a progression from the impressionistic survey and is based upon a representative sample of each property type at each location to confirm constructed forms and current condition.
The information obtained formed a detailed traffic light system report which included recommendations and budget costings so that Wolverhampton Homes could plan and prioritise any repairs required to maintain the properties for at least a further 30 years.
